How many occupants are allowed in the unit? A: A general guideline is two (2) occupants per bedroom. Occupancy limits may also be subject to lease terms, property size, and local regulations.

How do I apply for a rental? A. All applications are submitted online through our secure tenant portal powered by Buildium. Each adult (18 years or older) must submit a separate application.

What are the application requirements? A: Applicants generally must meet the following criteria: Minimum credit score of 640 or higher (approval may vary based on overall application strength) Verifiable income and employment Completed background and credit screening Positive rental history, when applicable Final approval depends on the full application package and screening results.

Is there an application fee, and is it refundable? A: Yes. There is a non-refundable application fee per applicant $32. This fee covers the cost of credit and background screening and is paid directly during the application process.

How long does the approval process take? A: Approval timelines vary, but applications are typically reviewed within 1–3 business days once all required information and the screening portion are fully completed. Delays can occur if documents or screenings are incomplete.

Can I apply if I have pets? A: Yes, if the rental listing allows pets. Pet approval, deposits, or fees (if applicable) will be outlined in the listing. In accordance with Hawaiʻi law, Emotional Support Animals (ESAs) are protected: No pet deposit or additional pet fees are charged for approved ESAs Valid documentation is required

How do I submit a maintenance request? A: Maintenance requests must be submitted through our online Maintenance Request form. You may access it by: Scanning the QR code provided Using the direct link Selecting “Maintenance Request” under the Residents tab on our website or tenant portal Please provide a detailed description of the issue and upload photos, if available, to help us respond more efficiently.

What qualifies as an emergency maintenance issue? A: Emergency maintenance issues include situations that pose an immediate risk to health, safety, or property, such as: Flooding or active water leaks Fire or smoke Gas leaks Sewage backups Loss of electricity affecting the entire unit No running water Situations that create unsafe living conditions For emergencies, call property management immediately. If there is an immediate threat to life or safety, call 911 first.

Who is responsible for minor repairs or clogged drains? A: Generally, tenants are responsible for minor maintenance issues caused by everyday use, including clogs due to hair, grease, or improper items. If you are unsure, please submit a maintenance request so the issue can be reviewed before taking action.

Can I make repairs or improvements myself? A: Minor upkeep is generally acceptable; however, all repairs or improvements must be approved in advance by property management. This ensures: Owner approval Compliance with HOA rules Compliance with the Hawaiʻi Landlord-Tenant Handbook Unauthorized repairs or alterations may result in tenant responsibility for restoration costs.

How much notice is given before maintenance enters the unit? A: Except in emergencies, tenants will receive proper notice before entry, in accordance with Hawaiʻi landlord-tenant laws. Emergency situations may require immediate access without prior notice.

When is rent due? A: Rent is due between the 1st and the 5th of each month. Payments must be submitted through the online resident portal.

What payment methods are accepted? A: All payments are made online through the resident portal under the Residents tab. No cash accepted No checks accepted

Is there a late fee? When does it apply? A: Yes. A late fee applies after the 5th of the month if rent has not been received in full by that date.

How much is the security deposit? A: The security deposit is usually equal to one month’s rent, unless otherwise stated in the lease.

When will I receive my security deposit after move-out? A: Security-deposit accounting is provided within 14 days after move-out, in accordance with Hawaiʻi law.

Can rent be prorated for move-in or move-out? A: Yes. Rent may be prorated for move-in or move-out, as outlined in your lease agreement.

What utilities am I responsible for? A: Utility responsibilities vary by property. Please review your rental agreement for specifics. Is renters insurance required? A: Yes. Renters insurance is required as part of your rental agreement. You may obtain coverage: Through Buildium via the tenant portal, or Through a provider of your choice Proof of insurance must be provided so it can be kept on file.

What happens if I cause damage to the unit? A: If damage occurs, responsibility will depend on the cause. Tenants may be responsible for damages beyond normal wear and tear. All issues must be reported promptly through the tenant portal to prevent further damage and increased repair costs.

Am I responsible for pest control? A: Yes. Tenants are responsible for pest control during the tenancy. Please maintain a clean living environment and review the Pest Addendum included in your lease for full details.

What rules apply to smoking, noise, or alterations? A: Smoking is not permitted inside the unit Please follow all HOA rules and community regulations Smoking, if allowed, must be done only in designated areas Alterations or modifications require prior written approval from property management

Are pets allowed? Are there pet fees or deposits? A: Pet policies vary by property and HOA rules. If pets are allowed, any applicable pet deposits, fees, or restrictions will be clearly outlined in the rental listing and lease. Please review the listing carefully before applying.

Are emotional support or service animals allowed? A: Yes. Service animals and Emotional Support Animals (ESAs) are permitted in accordance with Hawaiʻi and federal law, even in properties with pet restrictions. No pet deposit or additional pet fees are charged for approved service animals or ESAs Valid documentation may be required HOA rules may still apply regarding registration or conduct

Is parking assigned? A: Parking availability and assignments depend on the specific property and HOA rules. Some units include assigned stalls, while others offer open or street parking. Parking details will be outlined in the listing and lease.

Can I have overnight guests? A: Yes, overnight guests are generally allowed; however, guest policies are subject to lease terms and HOA rules. Tenants are responsible for ensuring guests comply with all house rules and community guidelines.

How long can guests stay? A: Guest stay limits vary by property and HOA regulations. Extended guest stays may require prior approval and must not exceed occupancy limits outlined in the lease.

How long is the lease term? A: Lease terms are typically 6 or 12 months, depending on the specific agreement. Please refer to your lease for the exact term.

How does lease renewal work? A: If you would like to renew your lease, please contact your property manager prior to your lease end date. Renewal requests should be made at least 60 days before the lease expires and are subject to owner approval.

How much notice is required to move out? A: Tenants must provide written notice as follows: 28 days’ notice for month-to-month tenancies 45 days’ notice when nearing the end of a fixed-term lease or transitioning to month-to-month Please review your lease for the notice period that applies to your tenancy.

Is early termination allowed? A: Early termination is not automatically permitted. However, tenants may request approval to have another qualified tenant take over the lease, subject to screening and owner approval.

What happens if I break my lease? A: If a lease is terminated early, the tenant remains financially responsible for rent through the end of the lease term, or until a replacement tenant is approved and takes possession, as outlined in the lease agreement.

What do I need to do before moving in? A: Before moving in, please review all move-in instructions provided by property management. This includes setting up utilities (if applicable), reviewing house rules, and ensuring all required lease documents are completed prior to key release.

Is a move-in inspection required? A: Yes. A move-in inspection is required. This inspection documents the condition of the unit at the start of your tenancy and helps protect both you and the owner. Instructions for completing the inspection will be provided prior to or at move-in.

What cleaning is required at move-out? A: Tenants must return the unit in a clean and move-in ready condition, similar to how it was received, excluding normal wear and tear. Please review your Vacating Instructions for detailed cleaning requirements and expectations.

Will there be a final walkthrough? A: Yes. A final move-out walkthrough will be completed after the unit has been fully vacated. Key hand-over is part of this process and must be completed before the move-out is considered final.

How long does the security-deposit accounting take? A: Security-deposit accounting is processed within 14 days, in accordance with Hawaiʻi law. Please note: If additional maintenance, cleaning, or repairs are required after move-out, this may impact the final accounting details—but the statement will still be issued within the required timeframe.

How do I contact property management? A: The preferred method of communication is through the Buildium Tenant Portal, which allows us to track requests and respond efficiently. For urgent issues or matters that cannot be handled through the portal, you may contact Alfonso, your property manager, directly.

What is the tenant portal used for? A: The Buildium Tenant Portal is used for: Paying rent Submitting maintenance requests Receiving notices and announcements Viewing lease documents and account information Communicating with property management Tenants are expected to regularly check the portal for updates.

How do I update my contact information? A: You may update your contact information directly within the Buildium Tenant Portal under your account settings. Keeping your information current is the tenant’s responsibility.

What happens if I lose access to the portal? A: If you forget your password or lose access to the portal: First, use the “Forgot Password” option on the login page If you still need assistance, contact Mariah for a password reset You may also reach out to Alfonso if you are unable to access your account
